What is an inventory?

An inventory is simply a listing of all the contents of a property. At Acorn Property Management Services we have taken this definition and extended it to include a schedule of condition.

Who makes the inventory?

We will draw up the inventory of your property. We have a specialist member of staff who is highly experienced in inventories. The inventory will be prepared prior to the first tenancy. When the tenant signs the agreement he is given a copy of the inventory.

Who checks the inventory at the end of the tenancy?

It is vital that the inventory is checked prior to the deposit being returned to the tenant. This is usually undertaken by our inventory clerk who made the original inventory once the tenant has moved out of the premises. This ensures fairness and consistency.

We advise that the Landlord does not enter the property until this check has been made as this will invalidate any claim the Landlord may have over dilapidations caused by the tenant.

Acorn Property Management Services will not release the deposit to a tenant until we and the Landlord are satisfied that the inventory is correct.

Should there be any defects to this inventory they will be made good and monies withheld from the tenants deposit.

My property is unfurnished. Do I need an inventory?

Even though your property may be unfurnished it is still important to have a detailed inventory.

Our inventories include a schedule of condition which describes the condition of items such as carpets, walls and floors. Also it is quite common for unfurnished properties to include curtains and some kitchen equipment.

If I let my property furnished what do I need?

The ideal furnished property is one where you could arrive with just your suitcases and be able to live normally. However it is very rare to find a furnished property equipped to this level. After all many tenants will want to use their own bedding, crockery and cutlery.

We have included below, a guide to the minimum practical requirements for a furnished property.

INSPECTIONS

During the tenancy we will carry out periodic inspections on the property. These are to ensure that the tenants are conducting their tenancy in a proper manner and also to ensure that the property is in good order.
