GAS SAFETY REGULATIONS
GAS APPLIANCES IN RENTED ACCOMMODATION
As from
31 October 1994 it became law for gas equipment in rented
properties to be checked and serviced annually by a
registered installer, and to keep accurate records of
work carried out.
What equipment is covered by these regulations?
The
regulations define that all gas appliances should be
checked "at the point of combustion"
How do I know if my appliances comply with the regulations?
A
‘LANDLORDS SAFETY CERTIFICATE’ must be issued annually
on all gas appliances. As your Agent we are required
by the regulations to ensure that you hold a valid certificate.
How do I ensure I have a landlords safety certificate?
Our
own CORGI registered engineer will carry out a service
and issue a LANDLORDS SAFETY CERTIFICATE annually on
an automatic basis unless we have confirmation from
you in writing that you undertake to carry out your
own arrangement for gas appliance servicing.
How much will this cost?
Charges
for these services including the issue of SAFETY CERTIFICATES
will be in the region of £50.00 plus VAT.
For
example should your property have a gas boiler, gas
fire and gas cooker then the total cost of annual service
and certificate issue will be in the region of £50.00
plus VAT plus parts if required.
What are the penalties for non compliance?
Failure
to produce a valid certificate is a criminal offence
and will result in a punishment of six months imprisonment
or a "level 5" fine, currently £5,000
or both.
If
injury or death is caused by faulty appliances then
the Landlord could be facing A LIFE SENTENCE

It
is important that a Landlord is seen to take necessary
precautions to protect their Tenants and property from
fire damage, it is therefore recommended that smoke
alarms and suitable fire extinguishers are fitted.
Should
your property not be fitted with a smoke alarm then
we can install one for you.
